Notification of minor changes to refused scheme ref. 8/19/1172/FUL pursuant to a planning appeal at Steamer Point, Christchurch

On 22nd March 2021, BCP Council refused planning permission for the ‘demolition of existing buildings and the erection of 26 residential units comprising houses, apartments, associated car parking, landscaping and associated works’ at Steamer Point (former MCA Training Centre), Christchurch (application reference 8/19/1172/FUL).

Pennyfarthing Homes (Pennyfarthing) wishes to notify you that it intends to make some minor design changes to the refused scheme to be considered through the planning appeal process.

These changes allow the retention of two Category A Trees with associated changes to the layout of external parking spaces, the dimensions of garages, and the replacement of some allocated garages for the apartments with car ports. Two Sheffield bicycle stands will be provided for visitors.

A set of revised plans are available to view on our Documents tab, and are as follows:

  • Revised site layout
  • Revised elevation plans
  • Revised tree removal and replanting plan
  • Revised landscaping plans

Additionally, annotated plans showing the amendments between the refused and appeal scheme are provided.

Reports confirming the conclusions of the ecology and highways reports submitted with the planning application are unchanged and also provided. An additional lighting assessment update note is provided.

Copies of the relevant refused drawings / plans are also available so comparisons can be made. A hard copy of these plans is available on request.

We will shortly be submitting the appeal alongside updated drawings and reports for the Planning Inspector’s consideration.

Should you wish to make any comments in respect of these design changes you are invited to do so within 14 days of this notification, delivered by letter on 30th June 2021 to interested parties.

Once the 14-day period has ended, it is our intention to take note of the comments received and to forward them on to the Planning Inspectorate as part of the planning appeal submission.

Once Pennyfarthing has submitted the planning appeal and it has been registered, BCP Council will be asked to notify neighbours and the relevant parties again, providing details about how to submit any formal comments/representations to the appeal. This would normally involve writing directly to the Planning Inspectorate.
